What Was the Challenge Behind This Project?

Located on a tree-lined block in Prospect Heights, 225 Park Pl is a historic prewar residential building within the Prospect Heights Historic District. Its location meant this sidewalk violation could not be approached like a typical concrete replacement project.

The sidewalk had 11 deteriorated slabs covering approximately 275 square feet. Years of pedestrian use, seasonal weather exposure, freeze-thaw cycles, and natural settlement had contributed to cracking, uneven surfaces, and deteriorated concrete.

The physical damage was only part of the challenge. Because the property sits within an NYC-designated historic district, the repair also had to account for Landmarks Preservation Commission requirements while satisfying NYC DOT sidewalk standards.

For a large residential property with regular pedestrian and resident traffic, minimizing disruption was another priority. The project therefore required careful coordination between permitting, pedestrian access, demolition, concrete replacement, and the final violation-clearance process.
