How Weather and Vehicle Wear Wrecked This Brooklyn Driveway
The existing driveway had deteriorated after years of exposure to changing weather conditions and repeated vehicle loads. Our Approach: A Complete Driving Surface, Not Isolated Patches
Instead of repeatedly addressing individual damaged areas, the project was approached as a full driveway replacement to restore a stable, uniform driving surface from the street to the garage.
- Removing the Deteriorated Concrete: The existing deteriorated concrete was removed to expose the underlying area, allowing the crew to fully assess the base conditions beneath the driveway.
- Preparing a Stable Base: The driveway was prepared for the new installation, with attention given to the base and elevations before placing the replacement concrete. Because this is a vehicle-bearing surface, the new driveway needed to provide a stable base capable of handling repeated vehicle loads over time.
- Installing the Replacement Slabs: The approximately 400-square-foot area was divided into eight large slabs, averaging about 100 square feet each, allowing joints to separate the concrete into manageable sections rather than creating one continuous mass. This approach helps control cracking and gives the surface room to expand and contract with temperature changes.
- Working Around Existing Structures: The crew worked carefully around the home's side entrance, fencing, gates, stairs, and rear garage. The finished surface was graded to maintain functional access from the front of the property through to the garage without unnecessarily altering surrounding structures.
- Meeting the DOT Timeline: With a correction period of approximately 60 days on the violation notice, the project schedule was planned around demolition, base preparation, and slab installation so the work could be completed and signed off within the window set by NYC DOT.
