The Problem: Deteriorated Joints on an Otherwise Sound Bluestone Sidewalk
The bluestone sidewalk fronting this Berkeley Place brownstone sat on a classic Park Slope block lined with row houses, iron fencing, stoops, and mature street trees. The stone itself was largely still serviceable, but the joints between a number of flags had opened and deteriorated over time, leaving gaps where water, dirt, and debris could work their way in.
Because the property sits within the Park Slope Historic District, this wasn't a case of simply tearing out the stone and starting over. Exterior work affecting regulated historic features can fall under Landmarks Preservation Commission oversight, so the scope had to be confirmed before work began rather than assuming standard concrete-sidewalk rules applied. With the bluestone itself in reasonable condition, the priority became preserving the existing flags rather than replacing them.
Our Approach: Repairing Joints Without Removing Historic Material
The project was approached as a preservation-focused joint and crack repair rather than a full bluestone reconstruction, keeping as much of the original stone in place as possible.
- Evaluating the Existing Flags: The crew assessed all 17 bluestone flags along the frontage, covering approximately 204 square feet, to confirm that the stone itself did not require wholesale replacement and that the issue was isolated to the joints and select cracked areas.
