The Problem: An Aging and Uneven Bluestone Sidewalk

The existing sidewalk had deteriorated over time. Several sections showed uneven elevations, worn surfaces, deteriorated joints, cracking, and settlement around individual flags. The mature street tree and surrounding soil conditions also required additional attention when evaluating the sidewalk grade.

These conditions created more than an appearance issue. Differences in elevation between adjoining stones can create an uneven walking surface, while poor drainage and unstable bedding can contribute to continued movement of the bluestone.

Because bluestone consists of individual natural-stone flags rather than one continuous concrete slab, simply patching low or uneven areas would not provide the same long-term result. With a DOT violation notice on file and a 75-day correction window, the repair also had to move on a defined timeline.

Our Approach: Restoring the Sidewalk Without Losing Its Character

Crew preparing an uneven bluestone sidewalk for restoration at 301 Clinton Street in Cobble Hill, Brooklyn.

The project was approached as a bluestone sidewalk restoration and installation, with particular attention given to maintaining the appearance of the existing streetscape.

The crew first evaluated the individual flags and surrounding elevations to determine which stones could remain and which areas required resetting or replacement. Of the original flags, enough were beyond reset that the project called for 32 new bluestone flags, each approximately 3' x 4', covering approximately 384 square feet and sized and finished to match the surrounding stone.
